أعلنت هيئة السوق المالية أنه سيتم اعتبارا من السبت المقبل الأول من كانون الأول (ديسمبر) 2007 إدراج وبدء تداول سهم شركة جبل عمر للتطوير ضمن قطاع الخدمات بالرمز 4250، على أن تكون نسبة التذبذب للسهم مفتوحة لليوم الأول فقط. ويأتي هذا الإدراج بعد خمسة أشهر من طرح الشركة للاكتتاب العام، حيث تأخر إدراج السهم بسبب خلاف بين وزارة التجارة واللجنة التأسيسية للشركة حول بعض ملاك الأسهم، حيث تبيّن للوزارة أن بعض الملاك الذين ساهموا بحصص عينية باعوا حصصهم لمستثمرين جدد، وهو أمر عدته "التجارة" مخالفا لنظام الشركات الذي يقضي بعدم تصرف المؤسسين في حصصهم قبل مرور عامين على تأسيس الشركة.
ومعلوم أن إجمالي المكتتبين في شركة جبل عمر للتطوير بلغ 4.8 مليون مواطن ضخوا 5.5 مليار ريال، وبلغ إجمالي التغطية 274 في المائة، حيث طرحت الشركة 201.4 مليون سهم للاكتتاب العام بقيمة عشرة ريالات للسهم الواحد.

ومعلوم أن إجمالي المكتتبين في شركة جبل عمر للتطوير بلغ 4.8 مليون مواطن ضخوا 5.5 مليار ريال، وبلغ إجمالي التغطية 274 في المائة، حيث طرحت الشركة 201.4 مليون سهم للاكتتاب العام بقيمة عشرة ريالات للسهم الواحد. ويعد مشروع جبل عمر من أهم المشاريع المطروحة لتطوير المناطق المحيطة بالحرم المكي الشريف باستحداث مناطق سكنية وتجارية نموذجية وفق معايير التخطيط الحديث، ويقع على مساحة إجمالية 230 ألف متر مربع. وبلغ مجموع التعويضات لنزع الملكيات أكثر من أربعة مليارات ريال، ويتوقع أن يصل إجمالي التكلفة لتطوير "جبل عمر" أكثر من عشرة مليارات ريال. وباكتمال المشروع سيتم توظيف أكثر من عشرة آلاف شاب، وسيتم توفير مساحات تكفي عشرة آلاف مصل ومواقف تسع 12 ألف سيارة، وسيصل عدد الفنادق في "جبل عمر" إلى 54 فندقا بخلاف الوحدات السكنية الأخرى.
يذكر أن شركة جبل عمر مرت بمراحل متعددة منذ عام 1409هـ، حيث بينت الأعمال والنفقات التي اقتضاها تأسيس الشركة حجم الوقت والجهد والمال المبذول في المشروع وحتى البارحة الأولى. وبتاريخ 26/9/1409هـ تمت المباركة للمشروع من قبل خادم الحرمين الشريفين الملك فهد بن عبد العزيز - رحمه الله - وفي 29/9/1409 تمت مخاطبة أمين العاصمة المقدسة بشأن تعميد الجهات المختصة بتكليف لجنة تقدير العقارات ومنع التصاريح في جبل عمر، وتكليف الجهاز الهندسي في أمانة العاصمة المقدسة بأعمال الرفع المساحي للعقارات والمشروع، وبتاريخ 20/3/1410 تم الإعلان في الصحف عن توجيه الدعوة للشركات المتخصصة في الرفع المساحي، وبتاريخ 3/8/1410هـ تم التعاقد مع مكتب الرشيد لهندسة التربة والمواد ولأعمال الرفع المساحي بالتنسيق مع الأمانة، وبتاريخ 29/4/1416هـ تم التعاقد مع مكتب الدراسات التخطيطية والمعمارية في القاهرة لعمل دراسات ابتدائية لمشروع تطوير منطقة جبل عمر، وبتاريخ 27/7/1417هـ تم بدء الاتصال بأصحاب العقارات في المنطقة كما تم الاجتماع معهم، وتشكيل لجنة لتقدير العقارات، بناء على الترشيح من ملاك العقارات، كما تم عمل دراسة لطرح تنفيذ التصميم المعماري لمشروع تطوير منطقة جبل عمر في مسابقة بين المكاتب الهندسية العالمية.
وبتاريخ 1/6/1420هـ تم التعاقد مع شركة متخصصة لعمل مسابقة على المستويين المحلي والدولي لعمل التصميمات والدراسات اللازمة لتطوير منطقة جبل عمر. وقد تم تأهيل ثماني شركات عالمية من أصل 76 شركة وتم إشراك الجامعات السعودية الخمس. وبتاريخ 21/12/1420هـ عقد اجتماع مع المكاتب الهندسية المؤهلة وممثلي الجامعات السعودية لدراسة محتويات المسابقة الهندسية وبرنامج التطوير ومتطلبات المالك بحضور ممثلين عن أمانة العاصمة المقدسة ووزارة المواصلات ومعهد خادم الحرمين الشريفين لأبحاث الحج، وبتاريخ 18/6/1421هـ تم تسلُّم المجسمات من المتسابقين، كما تم تسلُّم المجسم، ويشمل مشروع جبل عمر والطريق الموازي لطريق أم القرى حتى محول الخط الدائري الثالث، وقد تم إنشاء معرض لعرض المجسمات في شارع الملك خالد في حي العزيزية. وبتاريخ 25/9/1421هـ زار خادم الحرمين الشريفين الملك عبد الله بن عبد العزيز - حفظه الله - المعرض يرافقه الأمير عبد المجيد بن عبد العزيز أمير منطقة مكة المكرمة ورئيس الهيئة العليا لتطوير مكة المكرمة - يرحمه الله -. وقد شكلت لجنة متخصصة لتطوير التصميم، وقد قامت اللجنة بدراسة كل مشروع من المشاريع التي قدمت في المسابقة الخاصة بتصميم مشروع جبل عمر، وتحديد الإيجابيات فيها للاستفادة منها في تطوير المشروع الفائز، وتم بالفعل عمل ثلاثة مجسمات للمشروع المطور وتمت دراستها وتعديلها حتى تم الوصول إلى التصور النهائي للمشروع. وعقدت اجتماعات دورية للتنسيق مع الأمانة العامة للهيئة العليا لتطوير منطقة مكة المكرمة فيما يتعلق بالتصميم والمخطط التنفيذي لمشروع تطوير جبل عمر وذلك على ضوء اشتراطات وضوابط ومعايير تقويم المشاريع الاستثمارية في المنطقة المركزية المعدة من قبل الهيئة العليا لتطوير منطقة مكة المكرمة.
